Purchasing your new home

The Purchase Process: Purchasing a new home can be a very exciting experience. Depending on whether you are purchasing a completed home or a custom home, your level of participation may change. Be assured that Timberland Homes, Inc. and their business partners will be there to assist you with all your needs and questions.

The Purchase Agreement: The purchase agreement and the various disclosures will make up a legal contract between all parties. Make sure that you fully understand all components of the agreements and disclosures. Your licensed real estate professional can assist you with your questions.

Understanding Your Home: If you are purchasing a home prior to completion, you will be required to review and sign off on the building plans, plot plan and specifications. The specifications are a detailed explanation of the components and products that Timberland Homes, Inc. uses to complete the home.

These selections will include:

-Roof color

-Exterior paint, body and trim

-Stone or Brick

-Cabinets

-Hardsurfaces

-Lighting package

Inspections: Other than the required code and jurisdictional inspections required to get finally occupancy on your home, Timberland Homes Inc. will complete other walk-thru inspections with the purchaser. In a pre-sold purchase, we will meet you prior to electrical installation and sheetrock cover. At completion of your home, and after your professional inspection, we will complete a final home orientation walk-thru and set up the closing appointments.

In addition, Timberland Homes, Inc. will warrant your home for a period of one year from the date of closing. Please understand that some of the components of your home are covered by the suppliers. All warranty requests are to be in writing to Timberland Homes, Inc.

Closing/Possession

Upon receiving a fully executed Earnest Money Agreement signed by Timberland Homes, Inc. and you , the buyer, Fidelity National Title will open Escrow on your purchase. You will receive an information letter from them, where they will ask for insurance agent information and the lender you will be working with for this purchase.

There will be a title search done for the property you are purchasing and you will be sent a title report providing the legal description, tax information, easements and covenants, conditions and restrictions of record.

During the time while your home is being completed you will not hear much from escrow until about one week prior to the closing date. Upon receipt of your loan documents and direction from Timberland and your Real Estate Agent, Fidelity National Title will contact you to come in and sign papers. You will be asked to bring a Cashier’s Check (or wired funds) payable to Fidelity National Title for the amount needed to close. Valid government photo ID is also required for your signature to be notarized at signing.

After signing there is typically a one or two day waiting period before the actual Closing and Recording happens for your new home. Your lender will review the signed loan documents and once all final underwriting conditions have been met, they will then send the balance of loan funds to Escrow so that Fidelity National Title may record and close your purchase. Once they have received confirmation that the Deed to put the property in your name has been recorded and all funds are received for cash to close, Fidelity National Title will then notify all parties that the closing is complete. At that time you will receive keys to your new home.

Meet Kim White, our Escrow Officer at Fidelity National Title.
